They should pay attention to you, because you're absolutely right. It is a risk to develop a property without prospective tenants, especially with the economy the way it is now (and continuing to decline). I hope someone does listen to you. Starbucks is always a WIN. I've seen Starbucks go up on two adjacent corners and still have awesome business.
