I think the new roommate is kind of being a jerk. They signed a contractual agreement (the lease) that they'd be living there and paying their part, and they're flaking out on that. In any other situation, if they reneged on a contract like that, they'd be screwed. "You" should contact the landlord and make sure at least that the new roommate does not get back their security/damage deposit AND that they have to pay the full lease-break fee even if they never moved in, because that's what is supposed to happen if someone flakes out on a lease like that. And then just hope that You can find a new roommate within a month so they don't have to pay the rent on their own for more than that.

They pulled out of the deal 5 days before signing the new contract. so the "YOU" is left high and dry. I'm so mad I could spit

No longer new roommate has left ou high and dry adn that is shitty of them. I get wanting to be with their SO, but shouldn't they have decided that before making a verbal committment?

Can you go back and talk to some of the other possibles and save yourself?
