Берлин пережил в ХХ веке две трагедии.
1. В 1945 г. в результате бомбардировок и боёв в городе было уничтожено до 90% застройки.

2. В 1961 г. город был разделен на два Стеной. 18 лет территория двух городов развивалась отдельно друг от друга; бывшие центральные части превратились в окраины; застройка в месте прохождения Стены не восстанавливалась.

Генеральным планом Москвы 1935 предполагался тотальный снос района Остоженки и прокладка здесь парадного проспекта. До 1980-х годов эта идея присутстовала в градостроительных документов. В результате, в районе Остоженки не производилось новое строительство.
