Consider putting stuff into storage, if only for a couple of weeks around the move to make sure you don't have far to much stuff to juggle between houses.

Move boxes on un-needed things to shed/parents house to ease viewings?

Be prepared for estate agents who do not work Sundays to arrange all the viewings for Sundays, even if you are paying them to show people round whilst you are at work.

Interview several estate agents before you choose one to go with. (they seem to be pretty universally crap, but it's worth a try!)

Other than "sell it for more than you bought it for" I'm afraid not. I've only ever bought the house I live in and I truly wish to never, ever move house again. Madness I tells ya!

My general house buying "advice" is as follows:

Don't trust solicitors to do any work unless you constantly hassle them - daily. Not yours, not theirs - none of them. Same goes with estate agents.

Don't forget to add the cost of the stupids HIPS pack onto your asking price. Work out the minimum you want to get for teh house and then add a couple of %. Gives the potential buyer wiggle room to haggle you down so they feel like they're getting a bargain.

I don't reccomend the renting out your place and renting unless you absolutely have to (we had to due to moving location and the market loosing it's buyers in 2008). You need to have a LTV to break even or have purchased in the past for a low price compared to the current market value of the place. You're also likely to pick up an extra 1% on your mortgage repayments ( ... )
