So, very long frustrating story (that I will not tell now), but we didn't get that house we had an offer out on. Because of this, I've been seeing more houses. Joy ( Read more... )

Based on my experience in Oregon I'd favor two-flat, for two reasons. One is that buying into the best neighborhood you can afford will nearly always pay off later, in higher house appreciation amounts and in better saleability. Second, the rental potential of two-flat, if you're willing to rent for the first few years you live there, could go a long ways toward either paying down principal early, or doing various upgrades to the property.

I see much possibility for leverage along that path. Good luck, and let folks know what you end up with, okay?

Yeah. John doesn't want to get into the legal position of renting a separate unit, but there's always the possiblity of a fannish-community roommate for additional cashflow.

That's actually true in both Two-Flat and Parking Lot (there's enough space).

The issue is, will they take an offer that (at best) can only be $25K less than they're asking? We'll see. Signing papers with our Realtor today.
