Thoughts and Goals for 2009

It's been awhile since I've posted, and a long time since I've actually posted anything worth reading. So My GOAL is to start using the Livejournal as that, a Journal of the path that I am starting to head down. And as always this is more of a brain dump then an essay. That seemed a little vague... you're planning on doing rehabs? Foreclosure rescue? And you're expecting the 10-20k to be enough down payment to get an investment loan to buy property and pay the renovations/holding-cost/marketing?

Or are you just talking about buying/selling/brokering mortgages?

Also, aside from the worst parts of Tacoma, I can't think of anyplace you can buy a (barely) livable house for less than $150k. How exactly does 100k become 4 houses with no mortgages? And for that matter, why on earth would you want to not have mortgages? Leverage is good.

... To start, I'm planning on doing bird-dogging to hit the ground running. Wet my toes in the game. From there, Wholesaling. Which roughly translates into: Option Selling, locking the house for sale at one price and double closing on the same day for a second higher price. I'm hoping to stay out of Rehabbing/Renovations ( ... )

Great goal-setting!!!
Totally achievable time-structures, measurable success, and definitely going to push you to greatness!
Please don't beat yourself up if you're not a millionaire until you're thirty-five, it's a tough market right now :)

Real Estate is never a bad market as an investor as long as you hold true to axiom: "Buy low, Sell High."

But with that aside, Thank you. I realized when I was writing out these goals, that when you and jay were at a party and telling me and Jodi about your plans to open a game store, we nay-said you. For that I apologize. As friends we need to support each other and help each other reach our goals. Not nay-say and be negative.

I'd be interested in seeing the work that you guys have done on your business plan.
