I've dreamed of creating a multi-family/person farming community along those lines.. something where everyone contributes to the overall success of the group; like a commune only with better structure so it doesn't disintegrate with personal vendettas and other nonsense.. ha. maybe waaaay off from what you have in mind but I thought I'd share. :)
What you are describing is an eco-village or intentional community. So I think we are on the same wavelength.
I have yet to find any existing eco-villages or intentional communities that actually embrace transgendered folk. They often give lip service to being open to GLBT, but that's about it.

The Madison Community Co-Op houses have some houses that are open to TGs:

And the Co-Op philosophy might appeal to you. I know that it appeals to me :)
