It's because the land is now classified as open range land. It WAS open range land ... but the sale reclassified it as an "unimproved" 40 acre lot which would have cost around $350 instead. By signing a lease with the rancher whose cows eat here anyhow ... we dropped the tax to a stunning $4.38!!
Once the house is complete, they will reassess 1 acre as "improved residential" and that acre will obviously be taxed at normal rates ... but the remaining 39 acres ... $4.38!! :)
Sounds unfair ... but we get ZERO town/county services out here ... so not THAT unfair.
