Buying a house

So I am seriously considering putting an offer on a place in Reservoir for $465,000. It is a 3 bedroom place, 2 Bathrooms, a large lounge-room, (possibly big enough for a table tennis table.), small yard, 5 minute walk to nearest station ( Read more... )

I ended up picking the city because that guarantees a good commute no matter where you work. If in city you walk, if outside it's a drive that is counter flow.

I didn't know you had bought a place.

My girlfriend will probably end up needing to drive for work (disability home care) so that would make city very painful. As long as I have easy access to the train and it doesn't take too long to get in, I'm not too worried about that aspect.

Why would it be painful? I have a pretty good commute to work from the city.

I'm saying my girlfriend would have a painful commute if she started from CBD traffic. If it wasn't for her work, I would seriously consider giving up my car.

city apartment vs burbs house are pretty different experiences. I guess it depends a lot if you think kids are a possibility in the next 10 years (pregnancy/kids+moving/renovating seems common but horrible, move to a house first and only have one major life change at a time :)) in which case also look at local schools!

Reservoir is gonna be the new Thornbury pretty soon. also, people are just going to be spread out, I don't think you can rely on having friends nearby anywhere. Having 2 is a pretty good start actually.
You can cycle to the city from there, admittedly a decent commute, but a super great path. you may also be near the 67 tram which can be nice. zone 2 though? blerg...

1 BR 1 bathroom for 415 is just depressing :( not even a study? I mean my sense of prices is not well calibrated to the actual market, but for that kind of money an actual house does seem an awful lot better.

Yeah it is a toss up between buying for where I am now in life compared to buying to where I might be in 5 years. I've moved work locations to Latrobe Street, and have stopped riding til I spend some time to figure out how to get here..

415 for a spacey 1 bedroom with a carpark is probably about right I am sad to say.

oh, it's a townhouse. quite new, hence the price I guess. It seems weird that the bedroom windows don't have blinds/curtain rail?

unless you are in a screaming hurry, I would spend a while looking, i guess? is having a new-ish place important? I would have thought an older place in reservoir was significantly cheaper.

my workmate just suggested that for a similar price you could get a 2BR place around St Kilda area.

also I can totally see you walking to Reservoir station from there, which is zone1+2.
