I find this odd; Homes posted on Buy Owner are either way off the current market or very very old listings. I guess it makes sense in a way as these people are probably upsidedown in their loans so they probably don't have much choice. Way to expensive for my budget though ( Read more... )

That's not that odd; it was that way pre-bubble as well, when I was looking. Chances are the people selling without a realtor not only haven't gotten a realistic estimate of what their house is worth, but are looking to make/save every buck they can since they feel a realtor's fees are not worth paying for.

These are also the people who will take the batteries out of the garage door remote controls, remove drapery rods before they move out, and try to make you pay all the closing costs. ;)

oh, I need to add those to my list... does the house have blinds/curtains and are there batteries/lightbulbs in all the necessary appliances. lol. I can see the light bulbs missing or burnt out in the oven/fridge/etc.

I don't mean to be cheap, but I need to track every expense possible.

Yeah you gotta keep an eye on what's included in the contract. I knew this was going on but for ours, the owner had replaced the brass fixtures the house came with with brushed-nickel ones, very pretty. I put in the contract that she had to leave them, and she crossed it out.

It was a seller's market then. :)

Also, she took all the curtain rods, which I knew she was going to do, but what I didn't know she was going to do was rip holes in the wall getting hers down.

Anyway, the lack of a light bulb shouldn't be a make or break for any particular house if you like the house, but yes, it is something to keep track of.
