ya. i ramble worse. no harm done. and don't build from scratc, tho i have much the same prejudice there as mel does, to a lesser degree.

Yeah, I can understand that, more or less.

The real issue for me in wanting to build from scratch is that the only houses I can afford are old, and really energy inefficient. I hate the thought of buying a bigger, nicer place, then freezing every winter because all the heat leaks out through the walls. And... well, it's much harder to re-insulate and old house than it is to just do it Right in a new place.

Anyway, anything I buy that's already built will be a construction zone for quite a while, since a lot of it will need repair/remodeling regardless.
