don't forget, you could always sublet your apartment...it's worth looking into at least. especially if you have a friend moving to the area round about the time you're ready to finalize house stuff. or a friend of a friend. or a mild acquaintance. if you don't know them that well, just make sure you make them sign a contract and include the leg-breaking clause in there somewhere.

oh, and by the way. did you ever get in touch with that company you ordered the rope from? just want to make sure you got your money back at least.

I think its a cute house, but I don't have any opinion on buying a house since I don't know your finances. It sounds likes you've researched it well as you always do :)

I definitely have a lot more research to do and classes to go to. I'm not in the best place really to buy a home (don't have the full 3.5 % right now, don't have the extra cash for repairs and other initial expenses of home buying etc)I'm hoping to be able to basically raise as little capital as possible and qualify for as many programs as possible that'll get my mortgage under 1000. I could swing 1000 by myself (until student loans payments start of course) but anything more and I need Jason or a roommate. Not that we couldn't do it together, but that's a much bigger commitment that either of us are comfortable with right now. Also I think it's important for either of us to be able to afford it without the other in case something happens to the other's income or the roommate flakes.
I'm just starting to do the research and probably won't be ready until next year. I'm pretty sure I'll pepper you guys with questions about your experiences.
