OMG, you guys--I had promised myself I was going to feedback everyone on Yuletart this year, and I was doing well until about the 23rd, when it all went to hell. So I just now caught up, and as far as I can tell, I just left almost 30 art feedback comments ( Read more... )

Ask your mortgage broker about retrying the refi once the HOA dues are less delinquent. The appraisal should be good for a set period of time so there should be no more out of pocket to try it again in, say, a couple months.

*nods* I'll talk to him about that--we haven't given up, but it doesn't look good. The five delinquencies we're at now are the lowest it's been all month. I keep calling our manager once a week to see if anyone else has paid. :/ I think she's probably pretty tired of hearing from me. It's just a hard time--and we just raised our dues, plus it's right after Christmas, so my fear is that it's only going to get worse from here.

The problem is the appraiser isn't willing to wait months and months to get paid, so pretty soon, I'm going to have to pay him--maybe I can get it back if it eventually goes through? Plus I don't know how long we can keep the low rate we have. I'm not sure how long the lock lasts, or what the rates are doing right now.

It's just a bummer, that's all.

Yeah, it sucks--not world-ending, but a bummer nonetheless. I want to go on TV and make and ad that tells people all the stuff no-one tells you until it's too late about the current refi solution here. I can name three people not including me, right off the top of my head, who were told the refi was a cakewalk, and then it didn't go through, and they had to pay.

:DDD I KNOW! I can't wait for the artist reveal, so I can link you guys.

And yeah--I already ranted to T above, everyone acts like refi's are no big deal, they always go through, but they really don't, anymore. I can list more that failed to go through than suceeded, lately.

when is the reveal happening? *squeaks* i hope it's sooooon!!!

at this point, it sorta seems like someone must be making money from all the refi's that aren't going through (meaning, largely off the people who can least afford it), otherwise brokers, banks, etc, wouldn't waste their time, no? or am i being overly cynical? always possible!

The reveal is Monday? But I'm putting in a 12-hour day Monday, so I might not be able to post a link until Tuesday morning. Depends on if I can get a free minute or two at work to post....

The appraisers are definitely making money, that's for sure. I don't know about the brokers--I'm pretty sure mine isn't charging me anything if it doesn't go through--he makes his money on successful refis. If that turns out not to be true, then I'll let you know--also, he probably won't be my broker anymore. :/
