The problem is the appraiser isn't willing to wait months and months to get paid, so pretty soon, I'm going to have to pay him--maybe I can get it back if it eventually goes through? Plus I don't know how long we can keep the low rate we have. I'm not sure how long the lock lasts, or what the rates are doing right now.
It's just a bummer, that's all.

Yeah, it sucks--not world-ending, but a bummer nonetheless. I want to go on TV and make and ad that tells people all the stuff no-one tells you until it's too late about the current refi solution here. I can name three people not including me, right off the top of my head, who were told the refi was a cakewalk, and then it didn't go through, and they had to pay.

And yeah--I already ranted to T above, everyone acts like refi's are no big deal, they always go through, but they really don't, anymore. I can list more that failed to go through than suceeded, lately.

at this point, it sorta seems like someone must be making money from all the refi's that aren't going through (meaning, largely off the people who can least afford it), otherwise brokers, banks, etc, wouldn't waste their time, no? or am i being overly cynical? always possible!

The appraisers are definitely making money, that's for sure. I don't know about the brokers--I'm pretty sure mine isn't charging me anything if it doesn't go through--he makes his money on successful refis. If that turns out not to be true, then I'll let you know--also, he probably won't be my broker anymore. :/
