It sounds like the wax bowl ring needs replacing. I know plenty of non-plumbers types who have replaced it and found it relatively easy. That normally causes leaking.

My toilet runs sometimes and always happens when I'm going to go to sleep. I spend half the night jiggling the handle trying to get it to stop. Nice change for you though to have a landlord you can call.
