CHAPTER ONE: LEASE AGREEMENT

THIS LEASE AGREEMENT (hereinafter referred to as the "Agreement") made and entered into this ________ day of ________________, 20____, by and between "________________" (hereinafter referred to as the "Seller") and "________________" (hereinafter referred to as the "Broker").

W I T N E S S E T H :

WHEREAS, the Seller is the currant owner of certain property, being their soul, and freedom of will (hereinafter referred to as the "Soul")
.
WHEREAS, Seller is desirous of leasing the Soul to the Broker upon the terms and conditions as contained herein; and

WHEREAS, Broker is desirous of leasing the Soul from Seller on the terms and conditions as contained herein;

NOW, THEREFORE, for and in consideration of the covenants and obligations contained herein and other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the parties hereto hereby agree as follows:

1. Seller leases to Broker and Broker leases from Seller the above described Soul together with any and all appurtenances thereto, for a term of ________________ [specify number of months or years], such term beginning on ________________, and ending at 12 o'clock midnight on ______________________.

2. Upon the due execution of this Agreement, Broker shall deposit with Seller the sum of ________ receipt of which is hereby acknowledged by Seller. Such deposit shall be returned to Broker, with interest upon the termination of this Agreement.

3. Upon the expiration of the term hereof, Broker shall surrender the Soul back to the Seller.

4. Broker shall not be liable for any damage or injury of or to the Seller, Seller's family, friends, loved ones, or property, and Seller hereby agrees to indemnify, defend and hold Broker harmless from any and all claims or assertions of every kind and nature.

5. Should it become necessary for Broker to employ an attorney to enforce any of the conditions or covenants hereof, including collection or gaining possession of the Soul, Seller agrees to pay all expenses so incurred, including a reasonable attorneys' fee.

6. This Agreement shall be governed, construed and interpreted by, through and under the Laws and Rights of the Damned.

7. The covenants, obligations and conditions herein contained shall be binding on and inure to the benefit of the heirs, legal representatives, and assigns of the parties hereto.

8. The pronouns used herein shall include, where appropriate, either gender or both, singular and plural.

CHAPTER TWO: AGREEMENT TO SELL INDIVIDUALS SOUL

Purchase and Sell Agreement made by and between "________________" (hereinafter referred to as the "Seller"), and "________________" (hereinafter referred to as the "Broker").

WHEREAS, for good consideration the parties mutually agree that:

1. Seller agrees to deliver, and Broker agrees to receive the following described property being the seller's soul, and freedom of will.

2. Seller warrants it has good and legal title to said property, full authority to sell said property, and that said property shall be sold by warranty bill of sale free and clear of all liens, encumbrances, liabilities and adverse claims of every nature and description whatsoever.

3. Said property is sold in "AS IS" condition, Seller disclaiming any warranty of merchantability, fitness or working order or condition of the property except that it shall be sold in its present condition, reasonable wear and tear expected.

4. The parties agree to transfer title of said property at signing of this agreement.

5. This agreement shall be binding upon and inure to the benefit of the parties, their successors, assigns and personal representatives.

6. Identification of the property to this agreement shall not be deemed to have been made until both Broker and Seller have specified that the properties in question are to be appropriated to the performance of this agreement.

7. The risk of loss from any casualty to the property, regardless of the cause, shall be the responsibility of the Seller until the property has been accepted by the Broker.

CHAPTER THREE: GENERAL POWER OF ATTORNEY

I, "________________" hereby appoint "________________" as my Attorney-in-Fact ("Broker").

I hereby revoke any and all general powers of attorney that previously have been signed by me.

My Broker shall have full power and authority to act on my behalf. This power and authority shall authorize my Broker to manage and conduct all of my affairs and to exercise all of my legal rights and powers, including all rights and powers that I may acquire in the future. My Broker's powers shall include, but not be limited to, the power to:

1. Open, maintain or close bank accounts (including, but not limited to, checking accounts, savings accounts, and certificates of deposit), brokerage accounts, and other similar accounts with financial institutions.

a. Conduct any business with any banking or financial institution with respect to any of my accounts, including, but not limited to, making deposits and withdrawals, obtaining bank statements, passbooks, drafts, money orders, warrants, and certificates or vouchers payable to me by any person, firm, corporation or political entity.

b. Perform any act necessary to deposit, negotiate, sell or transfer any note, security, or draft of the United States of America, including U.S. Treasury Securities.

c. Have access to any safe deposit box that I might own, including its contents.

2. Sell, exchange, buy, invest, or reinvest any assets or property owned by me. Such assets or property may include income producing or non-income producing assets and property.

3. Purchase and/or maintain insurance, including life insurance upon my life or the life of any other appropriate person.

4. Take any and all legal steps necessary to collect any amount or debt owed to me, or to settle any claim, whether made against me or asserted on my behalf against any other person or entity.

5. Enter into binding contracts on my behalf.

6. Exercise all stock rights on my behalf as my proxy, including all rights with respect to stocks, bonds, debentures, or other investments.

7. Maintain and/or operate any business that I may own.

8. Employ professional and business assistance as may be appropriate, including attorneys, accountants, and real estate Brokers.

9. Sell, convey, lease, mortgage, manage, insure, improve, repair, or perform any other act with respect to any of my property (now owned or later acquired) including, but not limited to, real estate and real estate rights (including the right to remove tenants and to recover possession). This includes the right to sell or encumber any homestead that I now own or may own in the future.

10. Prepare, sign, and file documents with any governmental body or agency, including, but not limited to, authorization to:

a. Prepare, sign and file income and other tax returns with federal, state, local, and other governmental bodies.

b. Obtain information or documents from any government or its agencies, and negotiate, compromise, or settle any matter with such government or agency (including tax matters).

c. Prepare applications, provide information, and perform any other act reasonably requested by any government or its agencies in connection with governmental benefits (including military and social security benefits).

11. Make gifts from my assets to members of family and to such other persons or charitable organizations with whom he sees fit including himself.

12. Transfer any of my assets to the trustee of any revocable trust created by me, if such trust is in existence at the time of such transfer.

13. Disclaim any interest which might otherwise be transferred or distributed to me from any other person, estate, trust, or other entity, as may be appropriate.

This Power of Attorney shall be construed broadly as a General Power of Attorney. The listing of specific powers is not intended to limit or restrict the general powers granted in this Power of Attorney in any manner.

My Broker shall not be liable for any loss that results from a judgment error that was made in good faith, nor shall my Broker be liable for willful misconduct or the failure to act in good faith while acting under the authority of this Power of Attorney.

I authorize my Broker to indemnify and hold harmless any third party who accepts and acts under this document.

My Broker shall be entitled to compensation for any services provided as my Broker. My Broker shall be entitled to reimbursement of all expenses incurred in connection with this Power of Attorney.

This Power of Attorney shall become effective immediately and shall not be affected by my disability or lack of mental competence. This
is a Durable Power of Attorney. This Power of Attorney shall continue effective until my death.

Be it known that on or after the aforementioned DATE and for the AGREED UPON PURCHASE PRICE, the BEING, creature, or entity who has made its MARK on this document has agreed to render unto the undersigned BROKER said being's IMMORTAL SOUL for whatever purposes said broker shall determine appropriate. This is a negotiated arrangement between said being, who, being of sound or unsound body and mind, has willfully made its mark, and said broker, who has signed and witnessed said being's CONTRACT. Receipt of said soul shall take place before or after said being's mortal form has expired, as determined by said broker, and according to the whims of said broker's client(s) as outlined in said client(s)'s contractual agreement with said broker. All sales are final, and absolutely no rules, regulations, spineless lawyers, or non-deific interventions can change the form, content, or results of this agreement. For metaphysical reasons (see Rights of the Damned, section 378.2: Some Things Man Was Not Meant to Know) physical copies of this contract are not required as proof of purchase, and therefore are still binding if destroyed. The space for BEING'S NAME on this contract is a formality only and is not needed as an entry, correct or otherwise, and is superseded by the entry in the space for BEING'S MARK. Future sales by said being of its said soul are negated by this contract and will be considered illegal and invalid by said broker and said client(s). This contract is binding throughout all planes of existence and is independent of time.
