great time to be looking for a house, I wish I had the wherewithal. that sounds like a really great community, what kind of restaurants, stores and the like are within walking distance? are there any transit options?

Be sure to double check the flood plains, especially be aware of the effect development in the area will change things and the fact 500 year weather events seem to be happening awfully frequently.

My advice: Drive almost unreasonable deals; people are desperate and the real estate fiasco hasn't played itself out. Prices will continue to lower.

Personally, I wish I didn't buy as much as I love my house. The hidden costs in home ownership are unreal. Just the property taxes alone on my house could get me a super nice apartment just about anywhere I would want in town.

Having said that, home ownership can be totally awesome; just make sure you are ready and have a lot of spare cash laying around for hidden costs.
