Even then, I suppose it it better to buy into a neutral market than to buy a property of consistently declining value.

In my opinion, a house is not all that great of an investment, anyway, based on the period of maturity vs the high front-end cost. It is a lot more important to me to alleviate the 100% loss of renting, and gain the intangible benefits of being allowed to be loud [music, TV, Hammond, tools, singing, etc], and having workspace for projects [garage, workshop, electronics bench, backyard, driveway, basement, kitchen table, etc... =P].

even the worst-case scenarios of home value come out ahead of renting. (assuming you don't over-extend yourself)

I want something that wreaks of value.
