Holy shit this is brilliant! It's some of the best Jeff/Annie dialog I've ever read.

Squee! That was absolutely delightful, such a great fast-paced tongue-in-cheek dialogue, I never wanted it to end <3

Also, this is so very like them in the show, they went from zero to serious in no time, they skirted around the point and beat around the bush for a considerable amount of time and went through a roller-coaster of emotions and were on the verge of admitting something but never actually came to any conclusion or got real answers from each other until they had to break the tension with a kiss/hug and then came back to square one more confused emotionally that they'd been before(it's like a vicious circle and the fact that the last line is an echo of the first one is such a neat way to show it) Bravo))

Basically, this fic was a real treat ♥

This is adorable. You really captured their dynamic very well, in this rapid fire exchange that is quite surreal but SO them in that endearing awkward, sweet, sexy, tension laden way.
