Leasing/training question

I recently re-joined the community after about a year and a half period of being completely out of the horse world. I'm currently looking for a lease in my are (boulder, CO in case you know of anything) but have come across a problem and therefore have come to you guys for advice.

Many of the horses in my area that are for lease fall into two categories.
1) Super experienced show horse who's owners want the horse to continue showing while being leased. or
2) Unbroke/very green

I havent shown in years and really have little interest in hard core showing all summer. Maybe a local little show but overall not really interested in category 1. Category 2, as pointed out when I posted for a conformation critique over in another community is a lot of work to be charged for. I've broke out horses to ride before and retrained horse after abuse/neglect so it's not really a question of being able to do it- more of a question of reasonableness.

What do you guys think- would you lease something that is more of a project knowing full well that when the lease was up you'd hand over your hard work for free. What about if it was a free lease where you only paid for expenses? The flip side as I see it is that by the end of the lease I'd probably be graduated from college and (hopefully) financially stable enough to purchase the horse.

I am going out today to look at a beautiful mare who is ready to start under saddle. Would you guys bother with a lease on an unbroke horse?



Any thoughts you might have on conformation would be great- I'm not super up on my Arab standards.





ETA: She's a 3 year old filly, 15.1 hands
