Room rental?

I've been working a day spa for almost 5 years and I make 50% commission. An opportunity has possibly opened up for me at a spa that rents rooms to it's estheticians. So, basically after the cost of the rent, everything that I would make would go to me. Has anyone else done this? I guess I'm so used to doing it one way that the idea of renting is a

if you can get all of your clients to follow you to your new location you would make a lot more. but starting from scratch or relying on another spas clients is a little iffy...are they as busy as where youre working now?
