actually, that was all kind of standard back in my day. it's called CYA (cover yo' ass). if the other lawyer doesn't put these things in the contract and LO, suddenly you are pissed off that you have contaminated soil or lead paint chips or whatever, and you go back and say "BUT IT WASN'T IN THE CONTRACT", you can sue them.

Well, the lead thing I understand. But the other things are things that Are Not Done. Like, to do a soil test, you have to know what it is that you're looking for. The town tests the water, and the oil tank doesn't need the pressure test because of the kind of thing it is.

AND. AND! The seller hasn't provided the information we need on the septic system yet!
