Well, at 10am I called Bob about going over to see the house.  To my surprise, he gave me the combination to the lock box so I could "look at the place without feeling pressured."  I hurried over, and after a few attempts at the lock (the front panel comes off, folks.  Duuuh.)  I entered and scoped the place out.

You WILL, of course, shell out the cash for a licensed home inspector before buying the place, right? (say "Yes James") Don't trust one hired by the owner or real estate agent, they don't work for you and won't have your best interests at heart.

Working in a photo lab during county-wide property assessments, I heard endless stories from people who bought houses and found out years later that expensive problems were missed because they didn't have it inspected first.

Get an inspection.

I can't stress that enough.

Get an inspection. And not from joe blow down the street, get it from a national inspection firm like Housemasters.

Get an inspection.

And listen to what they say. That's the really important part. We ignored some of ours, and we're paying the price now. Could have been worse, but still...

I say live dangerously and blow off the inspection. Use the money you save to buy new stuff for the house!
