On the actual foundation part,I have a very limited knowledge of foundations and how they work. I do know that those cracks are a serious issue but can be fixed with ease (though costly). Depends on where the issue lies but it sounds like a simple settling issue. Is there a basement or crawl space? It could be as simple as adding stronger brackets and longer screws to a support beam( a little more involved but that is the simple way of saying it). building codes were sub par on just how beams were installed and the cuts made at times actually weakened them to the point they couldn't hold up to the job of supporting a house. Might need something more though so I hope the landlord will look into it before it is too late to fix. Its always sad to see a good house go bad because of neglect.
On the more important issue of your personal foundation, I am here anytime for whatever you need as you work through it. *hugs and love*
