Wow, that looks pretty nice to me. You know what 45k would buy in New England? A one-car garage (if it were kind of run down). Around here that would go for $130k.

4 bedrooms and 2 bathrooms? Those must be small bedrooms!

Three of them are pretty small bedrooms.

One of the bathrooms is currently gutted, I think the toilet was still in it but no shower or tub or sink.

its got a pretty big garage which is something I really want.

Eh..bathrooms are over-rated. Besides, you can only use one at a time anyway, right?

That's what I noticed first, the garage... Looks like there's even a nice start to a worktable back there (in need of a little repair but not terrible) :D No more outdoor car work perhaps? :D

As long as it fits you and your stuff, as that nice garage for you to 'set up shop in', is cheap and indeed takes advantage of your 'fix it up' nature I'd say it's ideal. :)

also, the fact that it's not a basement would help :D It looks like a place you could grow into and that would grow on you; and end up being a real tribute to your progression -and- what you are capable of doing :)
