Sorry to Hear of all of your Housing Woes, I am sending what good vibes I can from here. and wish you luck. IF (and god do I hope not) the house turns into the "Money Pit" I will offer what technical expertise I can from here (4 Years at Home Depot I am bound to learn something) and who knows maybe I will find myself in the OKC area and willing to do some flooring or tile work for you... you never know.
How long has your realtor been a realtor, and how many homes have they closed on? Because from what I can tell from listening to house-buying woes from people at the office, shit happens all the time. ALL THE TIME. Maybe not necessarily those specific things, but still. Maybe every setback your realtor experiences is unbelievable to him/her. Maybe when he/she goes through the drive-thru and gets a hamburger instead of a cheeseburger, he/she has the same reaction.
I dunno. It's a complicated and stressful thing, especially for first-timers, and especially if you're young first-timers (this is apparently a strike against you in the realty world). Not looking forward to it, myself. Good luck, kids.
Your realtor sounds like a someone who can't get things done if they've been in the service for however many years and they can't somehow help you out in these situations. I think some neighborhood appraiser knee-capping is in order too.
