The only part of that I hadn't thought of was the kneepads and I actually have some really good ones that I use for painting and tiling, so I'm golden there.
And it's a friend of mine who manages the complex so I think I'm good there.
As far as it being a friend who manages the complex, while I don't know your friend or y'all's level of trust, I'd suggest having some coverage anyways, if there's a possibility of you being liable for any damages. If nothing else, what if your friend gets replaced in a few months with someone who doesn't give two figs about you and wants to take you to the cleaners? Protect yourself, first and foremost, even (some businesspeople would say especially) when friends are involved. Think of it this way: would you be worried about getting pegged as liable for something if you'd never met this person before?
I've just seen too many people go into business with friends in some capacity, and end up getting screwed over and losing their friend because they didn't properly separate the business from the friendship. So I'm not trying to be overly-cynical here, I just want to give you a heads up because I don't want you to be at risk for something unpleasant like that happening. *hugs*

I've just seen too many people go into business with friends in some capacity, and end up getting screwed over and losing their friend because they didn't properly separate the business from the friendship.
