My video card died this past week. When I called them to have it worked on, I found that I had never registered the warranty. It turned out that the unit was out of warranty by 1 day. For serious. Whoa, whoa, wait, hold up a minute here. Let me be sure if I understand this correctly.

You can't refinance your house because it has gone up in value? Such that it is now out of range of non-PMI-required refis?

I know it sucks, but if this is the case, try to remind yourself that you are in a very enviable position, right now. The house I rent, currently, has lost over one third of its value since I started renting it (a little less than three years ago).

no, down. It went from about 186 in evaluated worth to 140. That is because of the 36 home sales in the last year, 20 of them have been forclosures. That drives down the value of the house in the eyes of those that underwrite loans. Therefore, they can't lend out as much as the house is listed as worth. PMI is applied when you borrow more that 80% of the value of the mortgage. The best offer would be for a great rate, but PMI eats all of that. The breakeven was somewhere along the lines of 8 years. Not worth it.
