Home inspection follies...

So the buyer finally arranges the home inspection. We get the report. I haven't seen it yet, but to say my wife is livid would be a monumental understatement.

Among the gems was the characterization of the dryer as "aged" (I think meaning "will need repair or replacement within five years"). The dryer was installed in August. Or was it July. New.

That's why it is always good to get another independent inspection.

There "inspectors" out there that couldn't tell a screw from a nail and are not reliable.

This is the buyer's inspection. I've had a chance to read over the report and compose a response to our realtor about the shortcomings and errors.

We know what we really need to fix.

Is this simple incompetence -- in which case the inspector should be reported to the relevant authority -- or is this an actual attempt at fraud?

I have no evidence to support fraud. Apparently, the buyer had an inspector in mind, but said inspector was on holiday and unavailable. The agent supplied the inspector. Given the agent's demonstrated attention to detail and timeliness, the results are not astonishing.

I do expect to correspond with the relevant authority in due time.

Yep. The new house has the appliances, and we were prepared to buy fresh if needed.
