Interest rate is still floating, going to be a game at this point, and I don't need to lock in until I close, but I'm hoping for at least 4.5%, but that's wishful thinking, sounds more realistically like I'll get 5%, Hopefully no higher than 5.5%... One pre-approval has 5.125% stamped on it, but who knows if that's a locked rate... I doubt it...

And will keep your handyman skills in mind!!! I know you're in the area practically every week lol...
