it's nice to get heat/hydro/electricity included in your payments so then it's not a guessing game.. look for "all-inclusive". don't be afraid of leases, they can be renewed, and i've heard there's ways to wiggle out of them if you had to. it's also nice if your landlord/supervisor lives in the same building with you. things get taken care of more quickly.

i need boy advice.
