I can absolutely empathize on the house buying thoughts/fears you're voicing here. House hunting was an emotional roller coaster for me, trying to figure out the finances and also find the right spot for amenities, social interaction, transportation and my budget, let alone a good building in and of itself.

If you sent your kid(s? if more are coming at some point) to private school it wouldn't matter where you lived. If you ship them off to boarding school you won't even have to worry about giving them a room in the house.
