Back to work next week, and I'm looking at buying a house down that thar London way. I need to commute to canary wharf most days (and my personal commuting limit is about 30-45 mins either way), but I also need good access to the midlands and Northampton by car, for all those LARP events. Stamp duty is terrible about 250k, which is about the limit ( Read more... )

If you consider one junction along the M25 from Walthamstow and Edmonton you get Loughton where we live. V handy for the Underground for travelling into London and right next to the M25/ M11.

Oh, yes, only adds a couple of minutes onto the commute to canary wharf, I'll look into the area too.

In fact, would you like to buy a pleasant and spacious 1 bed flat, with parking, quiet area, literally 1 minute to tube station?

I'm looking to buy a reasonably big house, and rent part of it out, so probably not.

If it's available for rent, on the other hand, I do need somewhere to live for a couple of months...

Canary Wharf is pretty much a given (the alternative was Northampton!). People seem to be directing me towards the Loughton / Woodford / Leytonstone zone, and away from Stratford. At least that way I can avoid the DLR into Canary Wharf (Central then Jubilee line). TFL says the journey is about 22-33 minutes depending on how far out I live, which I can stomach.

Maybe the Olympic thing is a potential bonus for Stratford, though - I plan to rent out part of the house, and it could be good for rental income in 2012.

What was Wood Green like as a place to live?

Leytonstone, Snaresbrook and Gants Hill have been recommended to me - they're all close to Woodford, but how do they compare on 'niceness'?
