so i'm getting ready to sell my house. i actually met with a wonderful realtor who's way cool and very on top of things. she's given me homework with phone numbers and everything. looks like i need a replacement window, new carpeting, deck repair, and some landscaping. probably set me back a few g's, but it'll be worth it for the peace of mind
