Questions for any who lives in El Mirage

We're looking at purchasing a home in Rancho El Mirage (just on the edge of the Surprise/El Mirage line). The home we're looking at is on the east edge of the neighborhood and backs up to Food City on Grand.

The house is absolutely amazing, but I'm a little concerned about it bakcing up into some of the older parts of El Mirage.

Does anyone live out
