I'm not gone. I have just been up to my eyeballs in houses. I never knew how hard this was. Stupid me thought I would just find the house I wanted right off the bat ... who knew I was so damn picky! Well since I live in a small town and we had no real budget to buy a dream home when we first house hunted 12yrs ago I don't think I could be much help other than praying for you and sending good vibes your way. Just remember one thing. There is no such thing as the perfect house and don't get hung up on it being spectacular. Look for good bones and no need for major repair or major cosmetics. Look for houses that fit the way you live and minor cosmetics, even if its replacing counter tops, flooring, or what have you is actually really easy and a few months to a year of savings can have those things replaced.

The only things I really want are at least 1 and a half bath (I have a hub and a son I need two toilets) and I would prefer a 2 level house. I refuse septic but I will deal with oil. Those are my only criteria. Who knew that this would be such hard work. I think if it wasn't crunch time to get a house I wouldn't feel so panicked. I don't want to settle either but I feel like I almost have to. I appreciate the good thoughts! I definitely need them!! How are you doing Hun??

Oh my, your criteria is minor and not overly hopeful for a first home. I believe there is a home for your family out there. Give it a little more time. I completley understand the feeling pressured bit by the way. You should be okay through the first half of July since you can make it a stipulation of 30 days closing so your family might have the address before school starts without issue. I was rather frantic myself during the process and was just absolutely lucky we found a home within a month of beginning to look. As I said we were in a small town and wanted him in the smaller, and in my opinion better for him, school district which worked out well for us as we bought a home 6 miles out of town in the smaller school district. lol ( ... )

Thanks hun. I took a few weeks off of house looking to re-ground myself. However this Sunday I will be looking at 3 houses. I hope I find what I want!! All good thoughts are greatly appreciated!! How are you???

Normally I'd recommend patience, but if you're on a deadline because of schools.... Maybe it's more important to check out the school district and neighborhood and be really happy with them. You can always work on the house if the things you don't like are things that can be changed - like knocking down non-bearing walls to create a more open look, or putting up a wall to make an extra room, changing the windows, adding a room or expanding a kitchen - stuff like that. Well my friend I have gotten some patience. We are able to go month to month with our current home and so we have a little more time. I've always decided to stay within the district as well. So all in all I have some more time to really find what I want. I took some time off of the hunt for houses and have gained more confidence in what I want .. if that makes sense?

The ONLY things I want in my future house as a staple is 1 full bathroom and a half bath so I have two toilets... I have boys I need more than one bathroom! And I would prefer no septic but I think I'm kinda screwed with that. I would love two floors however I will deal with just one if the house feels right.

I'm going Sunday to look at 3 more houses so we will see how this goes. Keep sending patience...it's doing wonders!!
