As for selling to this guy or putting the house on the market....
Why would you want to reduce your negotiating power in terms of obtaining a good price on the home?
This guy has not given you a commitment, it sounds, and I am uncertain as to what interests of yours he meets/is currently meeting?

The market is falling. Slowly, but falling. Reality is hitting folks, and property values are on the decline. This hasn't hit mid market yet, but you should talk to some agents asap about the effects of waiting for Mr. Dumb to get his thumb out of his ass and into his pocket to pay you some dough for the home.

well T#1 hasn't given you much in terms of being faithful in his or her telling T#2 to move out. or maybe it's T#2 that's not being honest. either way you're facing the possibility of T#2 trying to get out of rent owed and/or T#1 not being honest with T#2 (and thereby taking advantage of your kindness...). i would give T#1 a deadline for having the money or you'll put the house up for sale for anyone. if T#1 really wants it, he or she would show a little more motivation and/or willing to discuss in more clear terms how long you can expect to wait and/or you can work out a deadline with him. that's reasonable and fair on both sides. and if T#1 acts all immature over it, then i would feel solid going ahead with the sale of the house to anyone and chalk it up to his lack of motivation since you're probably being more than generous with giving him/her time.
