Loma Vista

Hello KCLJers. I'll be moving to your area soon and am currently looking at apartments. One complex I found looks good on paper, but I'm not sure about any of the areas of the city. Is Loma Vista a good area or one that a typical middle class person would want to steer clear of?

I haven't lived here long but haven't heard anything bad about the area. I think it kind of depends on where you work and what kind of stuff you want to be near.

I'm not that familiar with that part of KCMO.

You can go to www.kcmo.org and look up crime stats for that area.

I personally chose not to live on the Missouri side of the line...

If you mean this Loma Vista, my inclination would be to steer clear. It's a pretty rough area, and is directly behind (and inclusive of) the former Bannister Mall, which is now effectively a dead zone of empty strip-mall carcasses. There are probably some decent older (50s-era) neighborhoods nearby, but overall it's a pretty low-income area.

Be aware that as you move out of the downtown KC area, neighborhood names (like Loma Vista) become fairly meaningless to most Kansas Citians; it's more about either landmarks (most people would refer to that as the Bannister Mall area) or which 'burb it's in (i.e. Western Independence, Grandview, Blue Springs, North Overland Park, etc.). When talking about downtown/midtown KCMO, though, neighborhood names are still valid descriptors in most cases.

Thanks for the input. The more I'm looking into the situation, I think I'm changing my focus to the Kansas side. Since I'll be working in Kansas, it seems like it will be less complicated.

You should live in the other state from where you work so you can file two sets of state income tax, it really is lots of fun.

I can second this recommendation. Live in the state you work, if at all possible. I am also glad to see you are working in Kansas, as Kansas City MO has an additional earnings tax on top of state and federal taxes.

Just because you are on the Kansas side doesnt mean you will be free of bad neighborhoods. Keep doing your research on what part of town you are wanting to live in.
