surprise! new house wants flood insurance for $80 a month. so long netflix, so long audible.com. we have been living a bit extravagantly lately.

Is flood insurance really worth it? My understanding was that it is extremely limited in what it covers, for example, it doesn't cover basement flooding (or any flooding below ground level). Standard disclaimer: I am not an insurance agent.

Also, is it yours yet? And how is the alpaca?

it's a condition of the mortgage. we gotta get the one that covers all the floors of the house, basement included.

we were waiting on the appraiser, who is the one who said "yo, potential flood zone. get insurance." so now we might be closing as soon as next week!

disclaimer: it's not really likely to flood there, really.

Mr Alpaca is gonna stay where he is. The lady who has him wouldn't return our calls after I said "hey, can he have a vet exam and paperwork for coming into the state before he comes down? also, a blood draw for BVD virus? I'll pay for it."

He needs the vet check before he can come to my friend's farm, and the paperwork so the farm stays square with the livestock inspector. For whatever reason, she's not interested in doing that. I can't put my friend's herd at risk - they're breeding animals and a huge investment. So Mr Paca is gonna live where he is, with sheep and goats and horses. I hope she frickin gets him shorn this spring tho, and was listening when Terry told her he needs wormer once a MONTH not once a

oh no!
the house butthead and I had needed flood insurance...
we paid it year after year after year. 12 years at $900 a year. Never Ever Used it.
The first year after the divorce, the people that bought the house got hit hard and had 5 feet of water in the basement/garage. They'd lowered their insurance coverage based on the fact that the house had NEVER flooded in 30 years.

pay the insurance...it's worth it in the end.

if you can get hold of the land survey stating you are outside the 500 yr flood plane I think you are OK...also check with your normal home owners and see if you can insure through them - it's cheaper that way

is a house butthead something like a house cat but more annoying?

we have to get the flood insurance as a condition of the mortgage lender. I've looked at a couple different maps; the house is right where the lines are really squiggly between zone A (100 year flood zone) and zone C (never floods ever). It is a mid 1800s house and hasn't been flooded ever. So I'm not, as a practical matter, incredibly worried. But, we'll pay the insurance cos we have to. And yep - it's through the homeowners guy, so that's square :)

now we're waiting for the lawyer to amend the purchase & sale agreement. we don't WANT the house 'broom clean', we want it 'as is' - there's some cool furniture in there and I don't want it carted away!

a butthead house would be my ex and the sperm donor for the orclings LOL
Jeffy AKA Draggyn is my second hubby and much beloved partner in crime/soulmate/step dad to the orclings =)

and good move on the insurance. Know when you're gonna need it? The rainy season right after you drop it
