well the buyers rejected our counter they are getting another house in the subdivision for the amount they offered us...Good luck with that it's 350 less sq foot no deck (ours has a 16X16) no pergo, and oh yeah it's a repossession that has been on the market for over a year and has had all the plumbing and utilities off for that long. Our house in CO has been on the market for almost a year now. We have lowered the price 20K and despite the 30K I put into it and the fact I am selling it for only 9K more than I paid its still not getting much attention. I mean a 4 Bedroom, 3 bath with all the appliances and a media room with a 55 inch HD TV and 7 channel surround (Bose speakers) ... nothing. Realtors recognize value ... normal people do not. Stuff like a deck, pergo, HD TV, landscaping, etc ... are lost on most folks. I am giving my house away and still no one wants it. *shrug* I encourage you to wait until you have your house under contract before you buy ... 2 mortgages is PAINFUL.

luckily we don't *have* to move just want too! and I agree most buyers aren't "getting" that they will put more into their house upgrading it to make it like ours... oh well at least with the repo off the market now I can stop hearing "well the house down the street is selling for" yeah and that's the bank who is just wanting to unload it and has nothing but the principle invested..... I'm just glad we didn't let them talk us into a bridge loan ....... :O

My mom is a realtor....she eventually got sick of it and went to work for a relocation company. It's still real estate, but she only has to handle a portion of the headache that she did as an independent realtor. Good luck, hope you get some SMART buyers who aren't going to quibble over $4000.
