and I canNOT charge any portion of that insane plumbing bill to the tenant, nor can I with hold his security deposit for damage done to the plumbing

How can you not withhold the security deposit for that? I've had my deposit held for much, MUCH less. Do renters out there actually expect that back when they vacate??? It's almost unheard-of here to get your deposit back- the landlord will always find SOME way to keep it.

yes on renters expecting their deposit back. It is understood that the place must be clean, everything in working order, yada yada. However, I do NOT give it back right away (gotta make sure there didn't break any of the appliances) and I do NOT let them use it in lieu of paying their last months of rent. (something they ALL try to do!)
As for this fucktard I'm stuck with til the end of June -
Mr. Lawyer Man says "it's an honest mistake, he didn't do this on purpose. You alert him to not do it again (which of course I did in screaming shewishness) and if he does, you call me and we'll sue his nuts off"
fab huh?
HOWEVER, since this guy has been the WORST tenant ever, he can suck it if he thinks he's getting all of his deposit back.
