Insurance, yes. with a $1000 deductable.

Criminal charges, maybe. I did find a round of 9mm ammo in one of the bathroom drawers....I'm waiting for someone from the police department to call me back about that and if this can be considered vandalism.

Unfortunately no. The person that did the screening is the wife of a friend of mine...a realtor. Unless I'm willing to destroy my friendship when she looses her license over this, I really don't have much recourse.

Wow...just...wow. That really sucks.

You mentioned earlier that you're going to go after them over the rent that they still owe you. Can you add the cost of the insurance deductible to it as well?

After pulling their credit report (as a judgment creditor I can now do this myself legally and without needing their permission) it is apparent that any attempt to collect any amount is probably futile.

They have over $30,000 in collections on them already, including judgments for bouncing checks at currency exchanges. Illinois has very generous personal exemptions. The first $4000 in property they have is exempt including any cash in a bank account. I can't garnish wages at all unless the person's earnings are more than $294 a week, and even then not more than 25% can be garnished by all creditors combined. And you can't touch "household goods" (such as TV sets) at all. Oh and these amounts *double* for married couples. So they could literally have $8000 sitting in the bank and I can't touch it.

that just sucks.

If it makes you feel any better, in the 20+ years we had our apartment building, I can't think of a time when a tennant trashed an apartment. The only thing that could probably come close was the last group we had on the second floor, unclean, had over flowed the kitchen sink, I forgot why (the little kid turned the water on, or someone forgot it was on or something like that). The building was built in the 30s and had original plumbing. So most problems we had in general was due to out of date, probably out of code, building.

Otherwise, we had good tenants in general. There are the rare exceptions of course and it sucks that you guys had to expereince that your first time out. Hopefully the next time will be the start of something better. :)
