When Mark and I moved into our new house, we didn't sell our old house - we decided to keep it and try renting it out for a while. We had lived in it for 2 years so we knew we had 3 years of no capital gains taxes, and we wanted to take advantage of the 8% average growth that the neighborhood has been seeing in prices over the last several years ( Read more... )

I would suggest asking for that $25 in cash or money order. To heck with that check crap when dealing with applications/credit reports.

Man, what an overbearing landlord you turn out to be. Damn.

Would it help in terms of saving time and all to set a few requirements like minimum score, cash credit report fee and no previous landlord disputes ? Sort of like what sellers do on Ebay. Or would that create a backlash, like a Bolshevik revolution the likes of which Minnesota has never seen ?

We're total jerks, I know.

Where we've been advertising doesn't have the space to put those sorts of stipulations, although they would be really helpful. We also get tons of calls asking if we're section 8 (which we're not) so I'd really like to advertise that, too.

We'll have to look into other advertising avenues.

When I read "section 8" I laughed because I recalled it from the TV show M*A*S*H. Remember, Klinger dressed as a woman so he could qualify for a section 8 and go home ?

According to wiki, "Section 8" is common U.S. slang for "crazy", based on the U.S. military's Section 8 discharge for mentally unfit personnel.

Then I realized you meant the government's Housing and Urban Development program.

Although both may apply.

I admit I'm sort of sheltered, because up until last year I had no idea what section 8 meant. When Mark first told me he kept getting calls about it, I had to ask him what the hell he was talking about. I guess that also means I'm lucky, because I've never needed to know about it.

hahaha, I've never watched Mash, but Mark has tried to explain different scenes to me before. I remember hearing about Klinger dressing as a woman to go home early :)
