CONSTRUCTION HELP

I need help from anyone who has done construction. If you have done a big project, specifically hardscape, and you got construction documents, how much did you pay for those documents? We are being quoted 4k+ for the construction documents and that seems like a lot to me! The design itself was 2700 so why is construction documents so much higher ( Read more... )

If it was a *building* construction project, I would definitly agree, but hardscape? Unless it's a really complicated site with retaining walls that need engineering, changes in elevation and a plan needed for site drainage, it sounds kind of pricey.

But if it has any of those things, you want it done right and that costs, I'm afraid.

Yep, you nailed it...it has retaining walls and drainage so I'm guessing that it's the right cost. We may try to "counter" at 4k.

About 3-4 years ago when we were considering adding onto our house, we had blueprints drawn up by an architect. It cost us $6-7K back then. But the plans were pretty extensive (we were adding 1,000sq.ft. of livable space, using our attic....so there were a lot of considerations in terms of foundation reinforcement, load factors, etc.). $4K sounds like a lot for hardscaping.

well, I know with interiors and architecture, construction documents are legal documents that are signed and sealed. There is more liability associated with them than with design drawings. Perhaps that is why there is a cost increase? Also, I'm sure there is more details as to how the gardens, patio, etc are going to be constructed and those details take time and money to document.
