Vent away, lots of sympathy here.
She could have been lying. Estate agents are notorious for making up other offers (see this month's Which? magazine for the sorry details).

Being middle-class saddoes we have a Which? subscription. The lesson seems to be, don't take anything they say at face value even if they're supposed to be working for you. And if it's the vendor's estate agent, assume they're lying and double check.

Interestingly, prices seem to be dropping a bit round here.

Sorry it's been a bit crap. Things that might cheer you up:

Depending on the area, prices tend to rise slightly in the Spring/Summer months, and fall slightly as the cold sets in. Also, some say a recession is on the way. Might not be true of course, but waiting and watching the market for a couple of months after a GE may not work against you.

Best of luck in finding a great home.

You have my sympathy - neither Mat's nor my parents have ever been in a position to even contribute to a deposit, and saving the amount needed for an average deposit is bloody hard work. I suppose all I can say is if you pay for something yourself you appreciate it more - not that that's ever stopped me wishing I had the winning lottery ticket, of course :-)
