Home searching is exhausting.

So today we spent all day looking at houses...geez exhausting.  It's pretty much what I expected our desired areas are filled with move in ready homes which are 1mill or more. The ones we can afford all need some pretty major albeit cosmetic work done.  The eastside is filled with affordable homes,  a lot of newly constructed in the last 4-5 years ( Read more... )

Yeah this is the exact boat we were in when we were looking. We are definitely Seattle people vs Eastside (sorry ladies) and with the amount of inventory anything that was "done" out of our range or a townhouse or it needed work. We went with the - location location location factor and figured if we were where we wanted to be, livability, walking, access to work then remodeling even with its challenges it was (and is) worth it.

Remodeling is a pain but to me moving is a complete pain. For what it's worth if you like where you're at is stay and remodel. As for living in the house while you do it - that's a tough one. My parents remodeled out house growing up and we stayed there (finances) outside of maybe a few nights and grandmas when the kitchen was out of commission. And we've stayed here - one bathroom at a time so one is always usable. When we do the kitchen next year we will probably roll the fridge in another room and make it work. I'd rather save the $ to use for the house then pay to be somewhere else.

If the house you love is overpriced, why not make a low ball offer based on all the work that needs to be done? Everything is negotiable.

That is a tough call! A remodel is a lot of work but you do get exactly what you want when it's over!
