No, nothing leaking or not working yet thankfully, but I'd rather take care of this before that happens, as that will increase costs.

I renewed my home warrenty because I used it once last year, and that one weekend visit from the heating company paid for the whole thing. With my furnace, water heater and air conditioner being so very old, I figured I'd try my luck at getting new ones for cheap.

Ah yes, the _other_ joy of home ownership...

At least you can take comfort in a good roof going 25+ years, and if you need help with small patches, I've got some experience. Did my own roof, with help from a friend of mine who's a carpenter. And I'll probably be upgrading my water heater soon, if you want my old one, it's probably still in pretty good shape for it's age, but I can't remember if it's 7 or 8 years old.

I feel you....the fence in my back yard needs to be taken down and a new one put up, and it's a big stinking fence...300+ feet that's currently 6 foot high wood pickets. Also have an A/C unit from the early 80's thats bound to die on me some time....frowns frowns frowns...

Good luck!
