Lawyer.

Real estate agents have plenty of scary looking tenants, and are used to dealing with the ones who've defaulted on their rent.

Bringing a lawyer, who can ask questions like "What is stopping Mrs Smith from giving notice to the current tenants and renting out the property privately from now on" will have a better impact.

I agree, lawyer is good idea. They can use big words which and phrases that sound official that will scare them more than any bouncer.

Don't torch the place, it will delay your Gran getting her rent payments from them.
