Wow, that is AMAZING news. I'm very happy for you! If you want to save money, rent out some of those rooms.
As for my $.02.. here goes. Bedroom, Office, Playroom. Rent out the other 3 and get practically free equity. Find the nearest college campus and start interviewing for the nerdiest kids you can find. You know, the kinds that're very respectful and never leave their room. Those are the best kinds of roommates, and besides they're pushovers.
I wouldn't get a work-out room just because it just wouldn't compare to an actual gym. Get a membership and be done with it, that way you'll save on excersize equipment anyway. And I totally agree on the pet idea too (=

I like the idea of free money through roommates, but the fact is I'm pushing 30, I've never had my own place, and roommates could be a serious buzz kill to a bachelor on the loose. Plus, my job pays such that my mortgage payment is less than a 10th of my monthly income, so it really isn't an issue for me...they say you should plan on your mortgage being no more than 25% of what you earn, so I'm in the clear there. Plus I'll be working at least 10-20 hours out of my house so I'll need the peace and quiet.
I may use a gym as a means to meet people (Not in a creepy way, just to get out and about around other people) as I'll only know 6 other people in my new city and that's my boss, his wife, and their 4 kids. I'd still like an elliptical machine or a treadmill and a bench or small weight set at a minimum though. Having ready access to heath equipment is a key if you want to use it as often as you should.
Ahh.. I see your point. Perhaps the renting of the rooms isn't in your best interest then. Pushing 30 huh, damn dude. Just keep aiming high then man, never settle for less (=
Amen brother. Never settle. Yeah, pushing thirty, it's somewhat depressing, but I've done a lot so far. I was successful by most people's standards before I quit my job to go get a degree. Now I'm graduating as an accredited engineer and I have a bright career ahead of me.
