we're *this close* to buying a house.  4 BR, 2 level with an easily finishable basement (bar/wreck room/movie room), 2 car garage, block shed for the ATV/lawnmower, fireplace, uncoverable hardwood throughout.  in a "circle" neighborhood in a small town in PA, not far from where we rent now.  we should hopefully have it under contract by the end of

Whoo - that's awesome! It's such a good time to buy. That place sounds perfect. Fireplace!

I don't know if PA has this, but RI has a really great first-time homebuyer program with the best mortgage rates and lots of perks (like if you take a 3-hour course from them, the state pays most of your closing costs).

there are some programs federally, at the state-level, and locally... but they all have really low income limits. :(
