Remodeling

I'm incredibly busy at work. So much so that I spent an hour or so this morning drawing up floor plans for a potential remodel to the second floor of my house that I'd be lucky to have the money for in ten years. Your biggest expenses are going to be the unavoidable basics: pouring a foundation under whatever goes into the first floor, framing it all up, putting a roof over it, tearing off half your existing roof to tie them together properly so it doesn't leak, insulating and cladding the whole thing, expanding HVAC and electrical into the new spaces. Essentially, you're talking about building a tiny house, and at that point, a bathroom and finishes are chump change compared to everything else.

Expanding the basement would probably be a huge expense with a lot of potential for things to go wrong.

I don't have much experience with cost estimating, so I can't really tell how good your guesses are, but I think you're in the right ballpark at least. Murphy's Law applies, though: it's gonna cost more than you think.

Your floor plan looks like it makes sense, even the weird diagonal. You're wise not to touch the existing bathroom!
